An Underutilized Building in a Great Location

193-195 Chittenden Ave was purchased by Northwest Property Development in 2015 and developed as a mixed use building with a restaurant space on the first floor and studio apartments on the 2nd floor.  The 2 story brick building was originally built in 1910 and was operated for decades as a local hardware store with residential apartments on the 2nd floor. Prior to NPD’s acquisition, the 1st floor of the building was being used as office space that was vacated prior to the purchase.


The neighborhood needed a better fit.

NPD felt that the neighborhood was lacking a space for students to gather and build community.

As an area that houses many Ohio State University students, NPD felt that the neighborhood was lacking a space for students to gather and build community.  Therefore, it was determined that a neighborhood restaurant would be the best use for the building and would add the most value to the surrounding community.

Historically Restored

Finishes and hardware were selected to pay homage to the original 1900s building design.

Action was taken to rezone the property and the storefront was renovated to bring it back to its original early 1900s historic design.  The oak hardwood floors were restored throughout the building and the original tin ceiling was salvaged and installed on the underside of the restaurant bar.  A front patio was added to the building creating a neighborhood social destination.
